There really are quite a few areas that do not have an HOA (Home Owners Association), and many people prefer to not have an HOA. So I have created this search to satisfy that need. Be aware that it is the responsibility of the Listing Agent to enter all property data correctly into the MLS, and not every agent is diligent about accuracy. This search was created to display those properties in the MLS that are marked as HOA=no. Before making any real estate decision, please verify all data with your agent (that would be me).
Homeowners associations can provide incredibly useful services to a community. In my area they provide for and maintain trails, parks, open space, and recreation centers. These provide tremendous value to the community as a whole. However, they also can be quite restrictive. The intent of the restrictions is generally good because they provide consistency to the neighborhoods. But the HOA covenants also prevent the homeowner from parking things like boats and recreational vehicles on their property. In an area that is close to recreational opportunity, this is a problematic restriction. I have represented homeowners in the non-HOA areas near Chatfield Reservoir, where these homes are in high demand, and sell quickly once on the market. Other nearby neighborhoods that have an HOA took quite a long time to sell.
